- Leave it how you found it. It is the responsibility of each the Tenant to ensure that the FlexSPACE is left in a clean condition after each use, including the removal and disposal of all garbage, wiping down of, all table and/or countertops, and any furniture moved should be put back in its original place.
The FlexSPACE has also been outfitted with cutting edge technology to maximize the use of the space. We request that all equipment in the FlexSPACE is handled with care, and consideration without removing any of its contents, ensuring all technology remains in the FlexSPACE.
- Security Deposit. By booking the FlexSPACE, the Tenant acknowledges and agrees that Madison Group of Companies, namely, 90 Eglinton West Limited, 90 Eglinton Avenue Holding Limited, 150 Eglinton Avenue Limited, 1594342 Ontario Limited, and 164 Eglinton Holdings Limited (hereinafter collectively referred to as the “Landlord”), has the right to use the Tenant’s last month’s rent (the “LMR”) deposited with the Landlord, according to the terms of the Tenant’s Lease, if the Landlord discovers any damage or stolen equipment/furniture after the Tenant’s use of the Flex Space. The Landlord shall first provide written notice to the Tenant, which shall specify the type of damage caused by the Tenant and the total cost of repairs (the “Landlord’s Notice”). The Tenant shall have 5 business days after receipt of the Landlord’s Notice to provide the Landlord with the requested amount. If after such time the Landlord has not received the amount due, the Landlord may then deduct the cost from the Tenant’s LMR according to the terms of the Tenant’s Lease.
- Damages: The Tenant accepts responsibility for any damage to the furnishings, finishings, equipment, and/or any stolen property belonging to the FlexSPACE, which arose from your use of the FlexSPACE . Should the Landlord discover damage or stolen property of which cost exceeds the security deposit amount, the Tenant acknowledges and understands, they will be invoiced for the replacement or repair of same.
- Booking the space. Each Tenant can book the FlexSPACE on a first come, first serve basis. We kindly request cancelling any booking that is no longer needed as soon as possible to open availability for other Tenants.
- Injury and personal goods. The Landlord will not be held responsible for any loss or damage to any personal property or injury to any guest using the FlexSPACE.
- Be a good neighbour. Whether using the space for a meeting or an office event, please be mindful of the other tenants in the building, including ensuring your guests are aware of noise, volume and etiquette while using the space.
- Security camera surveillance and your privacy. Security cameras have been installed to ensure that the FlexSPACE equipment and furniture is safe and secure. We also respect our tenants’ right to privacy; footage will only be reviewed if damage or theft has been confirmed to have occurred in the FlexSPACE. The Landlord will not be collecting any audio surveillance, and all footage will be handled in accordance with the Personal Information Protection and Electronic Documents Act (PIPEDA).
- Permitted uses. The FlexSPACE should be used for office/business uses only (e.g., company gatherings, meetings, seminars, etc.).
- Respecting other Bookings – Nobody likes to wait. Please be mindful that the FlexSPACE may be booked before and after your booking period. We encourage your arrival and departure to and from the space to consider other tenant event bookings, preparations and/or clean up time needed to support all bookings.
- Food and drinks.The FlexSPACE has a kitchenette with a microwave, refrigerator, and coffee machine. The supply of food and drinks is at the discretion of the user; however, we request that any food or drinks remain within the FlexSPACE, not stored, or kept outside in the hallway. The FlexSPACE is shared meeting space and not allergy free; all Tenants should take appropriate safety precautions.
- Alcoholic Beverages – the serving of alcoholic beverages is permitted within the FlexSPACE, however it is the responsibility of the Tenant to uphold all use and consumption is in accordance with requirements of Ontario’s Alcohol and Gaming Commission. The Landlord will not be held responsible or liable for any misbehaving, illegal acts, or violation of any regulations.
- Permits, licenses and/or other consents. It is the responsibility of the Tenant for acquiring, displaying, and paying for any permits, licenses or other consents as may be required prior to support and hosting all events.
- Pets & Animals – We kindly request that all pets and animals remain at home, however Service animals are welcome in the FlexSPACE.
- Wayfinding Signage – The Tenant is responsible for providing directions to the FlexSPACE for all guests; wayfinding signage posted within the building, floors and hallways are not permitted. Onsite security is more than happy to address any questions regarding direction to the FlexSPACE.
- Washrooms: There are washrooms available outside the FlexSPACE on the third (3rd) floor, accessible through the main hallway, by a combination door lock. The Landlord will email the code to the Tenant in advance of the booking date.
- Smoking & Vaping –Smoking and/or vaping is prohibited in the FlexSPACE .
I have the authority to bind the company that is booking the FlexSPACE and I acknowledge that I have read and understand all of the above Rules & Etiquette Guidelines and I agree to comply with same in all respects.
